Luis Garibay is a licensed Principal Broker in the State of Oregon, license #201216072, operating as The Garibay Group at Sparrow Real Estate. All real estate brokerage services described on this Site are offered through Sparrow Real Estate.

Using this Site, submitting a form, or contacting us does not by itself create a brokerage relationship, an agency relationship, or a client relationship. A representation agreement is established only through a separate written agreement signed by both parties.

3. Informational Purposes Only

The content on this Site is provided for general informational purposes. It is not legal, tax, financial, lending, insurance, appraisal, engineering, or construction advice, and it should not be relied on as a substitute for advice from a qualified professional.

Square footage, lot size, room counts, year built, school assignments, zoning, tax figures, and property condition should be independently verified by you or your own professionals before you rely on them.

Market statistics shown on this Site reflect the data source and time period identified alongside them. Where we cite WVMLS data, sales recorded only in other multiple listing services are not included. Past market performance does not predict future results.

5. Home Valuations and Estimates

Any home valuation, comparative market analysis, price range, or estimate we provide through this Site is an opinion of value prepared for planning and pricing discussions. It is not an appraisal, and it is not a guarantee of what a property will sell for.

These Terms are governed by the laws of the State of Oregon, without regard to its conflict of law provisions. Any dispute arising out of or relating to these Terms or the Site will be brought in the state or federal courts located in Marion County or Polk County, Oregon, and you consent to the jurisdiction of those courts.

We may update these Terms from time to time to reflect changes in our practices, our services, or the law. When we do, we will revise the "Effective Date" at the top of this page. Your continued use of the Site after we post an update means you accept the revised Terms.
