Dallas at $466,500 is the county seat and has the deepest well of listings of the three. A first-time buyer's budget here tends to stretch toward slightly larger lots and newer subdivisions on the town's edges, since Dallas has seen more recent construction than either Monmouth or Independence.
Monmouth at $475,150 is anchored by Western Oregon University, and homes within walking distance of campus hold their value well because the demand never really goes away. At the top of this budget range you're often looking at a home in one of the newer developments on the edge of town rather than the older core.
